Kellard Property provides development management advice to clients who wish to extend, refurbish or renovate their homes but do not have the time to organise and manage the project themselves.

We will agree a brief with our home owner client for the project and work with our client, advising if any additional design team members will be required to deliver the project successfully and (with their approval) arrange the identification and instruction of the design team on our client’s behalf.

With the design team we will prepare the project for our client’s approval and secure any planning permissions or statutory approvals required.  We will agree a detailed design brief, before tendering the project to contractors and advising and selecting, with our client, our preferred contractor.

Once our preferred contractor has commenced construction, we work closely with our client, design team and contractor to identify in advance any potential issues, seeking to resolve them as swiftly and as cheaply as possible.  We are always available to consider and resolve any queries that may arise during construction, so that the project is not delayed for lack of, or by slow instructions.  

With the design team we will manage the approval or rejection of all invoices received, prior to advising our client to settle them.  

Once the project has completed, we will work with our client, design team and contractor to agree and complete the snagging list, prior to completing the project.*
